What's happening with the Ferensway development?

I keep hearing about plans to redevelop the area around Ferensway and the station but nothing ever seems to happen. There's been talk about new hotels, shops, apartments, and better links to the waterfront for what feels like about a decade now.
The area around the station is honestly a bit grim at the moment. It's the first thing visitors see when they arrive by train and it's not exactly a great introduction to the city. The bus station is functional at best and the whole strip between Paragon and the Prospect Centre feels tired.
Has anyone got any actual information on when this development is supposed to happen? Or is it one of those things that gets announced, delayed, announced again, and then quietly shelved?
 
I've heard talk about it for years and nothing ever materialises. The station area is the first impression visitors get of Hull and right now that impression is not great. A proper hotel, some decent restaurants, and a better connection between the station and the waterfront would transform that part of the city. But councils move at glacial speed and funding is always the excuse. I'll believe it when I see diggers in the ground.
 
Coming from London where there's a Pret and a decent coffee shop within thirty seconds of every station, arriving at Hull Paragon was a bit of a shock. The station itself is actually a beautiful building but everything around it feels neglected. The potential is enormous though. You're literally a ten minute walk from the marina, the Old Town, and the Fruit Market. Connect those areas properly with good signage and a pedestrian friendly route and you've got something really special.
